Plans Announced for Downtown Hickory Mixed-Use Community Development

One North Center, LLC today gained approval from Hickory City Council to construct a $19 million upscale six-story complex in downtown Hickory. This multi-family dwelling unit will offer ground-level commercial space for retail, restaurant and business tenants along with secure underground parking.

Located at the intersection of Main Avenue Northwest and North Center Street, One North Center will offer an outdoor courtyard, pet-friendly environment, onsite pet washing station, fitness center, restaurant, elevator, valet trash pick-up, and lobby coffee bar. It is also within Hickory Public Schools’ desirable Oakwood elementary school district. Ninety-five one, two and three-bedroom apartment floorplans from 589 to 1,206 square feet will lease from $925 to $1,650 monthly with 88 units offering balconies. Construction is planned to start this fall with estimated completion between late 2020 and early 2021.

Hickory City Manager Warren Wood added, “One North Center will be a first-of-its-kind downtown development that will help accommodate the burgeoning demand for rental property with close proximity to the City Walk and Book Walk, as well as restaurants, the farmer’s market, merchants, craft beer establishments and live music venues. Residents of One North Center will be able to run or bike on the City Walk to Lenoir-Rhyne University, Riverwalk, and an array of popular attractions such as Lowes Foods City Park, the SALT Block, and many others.”

This building is the first of two phased projects. One North Center, LLC also has the option to purchase a northern, adjacent portion of the city-owned property within five years of executing phase one of this agreement. One North Center, LLC will be partnering with David E. Looper & Company, Delco Development Services, BB+M Architecture and Lat Purser & Associates, Inc.
